New build

It should be no surprise that over 90% of new houses being built in SA are being built for clients under contract to a builder as their principle place of residence. It is their dream home. However there are some developers and builders that build new houses as "Spec Homes". These are brand new houses that have been completed before they are placed on the market for a home-buyer to purchase.

It is common for developers and builders to buy an old house, demolish it, subdivide the land and build 2 to 3 dwellings on the same piece of land.

When these are released on the market, home-buyers avoid the 8 to 12 month wait for their new house to be constructed and know exactly what they are buying. 

They are called "Spec Homes" because it is a speculative venture by the developer or builder into the market. Profits are usually rolled over into their next venture.
